When a boiler plays up, it helps to understand what’s likely going on before you call for help. This guide runs through the most common boiler faults we see in Swaffham homes, what tends to cause them, and which ones you can safely check yourself.
No heating or hot water
One of the most common call-outs. Before phoning anyone, it’s worth checking:
- The thermostat and programmer are set correctly (and the thermostat batteries aren’t flat)
- The boiler pressure isn’t too low
- A fuse or breaker hasn’t tripped
- Your other gas appliances are working
If those all check out and you’re still cold, it’s likely an internal fault that needs an engineer.
Boiler losing pressure
If the pressure gauge keeps dropping below 1 bar, the usual causes are a leak somewhere in the system, a faulty pressure relief valve, or a failed expansion vessel. You can top the pressure back up via the filling loop, but if it falls again within days, the underlying cause needs fixing.
Boiler keeps switching off (locking out)
If your boiler fires up then cuts out, or shows a fault code and locks out, it could be down to low pressure, a frozen condensate pipe in cold weather, or a problem with the flow of water through the system. It’s fine to reset once — but if it locks out again, don’t keep resetting it.
Strange noises
- Banging or kettling often points to sludge or limescale build-up in the heat exchanger
- Gurgling can indicate trapped air or a frozen condensate pipe
- Humming or vibrating may be a pump or loose component
Noises usually mean something needs attention, even if the boiler is still running.
Radiators not getting hot
Cold radiators are often a heating-system issue rather than a boiler fault — trapped air (bleed them), sludge build-up, or a system that needs balancing. If bleeding doesn’t help, it’s worth a professional look.
Frozen condensate pipe
In Swaffham’s colder spells, a frozen external condensate pipe is a very common cause of a boiler suddenly stopping. You can safely thaw an accessible pipe with warm (not boiling) water, then reset the boiler.
When to call an engineer
Call a Gas Safe registered engineer if:
- The simple checks don’t restore heating or hot water
- The pressure keeps dropping or you can see a leak
- The boiler repeatedly locks out
- There are persistent unusual noises or smells
