How Often Should You Service Your Boiler? A Watton Homeowner's Guide

Published 5 June 2026 · Bettess Gas, Watton

If you own a home in Watton or anywhere across the Breckland area, one of the most common questions we hear is simple: how often does a boiler actually need servicing? The short answer is once a year — but it’s worth understanding why, so you can make the right call for your own home.

The annual service recommendation

For nearly all domestic gas boilers, an annual service is the recommended interval. That’s the figure most boiler manufacturers quote in their warranty paperwork, and it’s the standard that Gas Safe registered engineers work to. Twelve months is long enough to keep servicing affordable, but short enough to catch problems before they turn into breakdowns.

If your boiler is older, has a history of faults, or is fitted in a property that’s exposed to the elements (a common situation in rural Norfolk), you may want to keep an even closer eye on it — but yearly remains the baseline for the vast majority of homes.

Why it matters

A boiler service isn’t just a box-ticking exercise. A proper service covers three things that genuinely affect your home:

  • Safety. The engineer checks the flue, ventilation and combustion. A poorly maintained boiler can leak carbon monoxide — a gas you can’t see or smell — so this is the single most important reason to keep up with servicing.
  • Efficiency. A boiler that’s running correctly burns fuel more cleanly. A neglected one works harder than it needs to, which shows up on your energy bills.
  • Reliability. Most breakdowns don’t come out of nowhere. An annual check gives an engineer the chance to spot worn or failing parts before they leave you with no heating on the coldest night of the year.

Keeping your warranty valid

If your boiler is still under manufacturer’s warranty, read the small print carefully. Most manufacturers require proof of an annual service to honour the warranty. Miss a year and you could find a future claim is refused. Keeping a simple service record is one of the cheapest forms of insurance you have on an expensive appliance.

The best time of year to book

The honest answer is that any time is better than not at all — but if you have a choice, autumn is ideal. Booking in September or October means your boiler is checked and ready just before the heating season really kicks in. It also means you’re not joining the rush of emergency calls that every engineer sees in the first cold snap.

If your boiler is already overdue, don’t wait for autumn to come round again. A service in spring or summer is perfectly sensible and often easier to book.

When to book sooner rather than later

Beyond the yearly schedule, arrange a service if you notice any of the following:

  • It’s been more than 12 months since the last service
  • The boiler is making unusual banging, kettling or humming noises
  • Heating or hot water has become inconsistent
  • The pressure keeps dropping and you’re topping it up regularly
  • You’ve just moved in and don’t know its service history
